We assume platform fees of 20% of gross revenue. mSeelhofer commission is then calculated on the remaining accommodation revenue. With Basic, you keep 82% of accommodation revenue after platform fees throughout (18% hosting commission), before other costs. The annual estimate uses this share for all twelve months. One-off onboarding, listing and photography costs, plus cleaning, laundry, maintenance, taxes and financing, are excluded and may reduce the result. Full-service includes cleaning and laundry coordination; the actual work is charged separately. Annual figures are simplified projections without seasonality. Selected regional averages are based on AirROI, 2026 (Hasliberg Goldern: smaller sample). They cover different property sizes and are not specific prices for two guests. Other regions use our model values. Setting buttons adjust the suggestion; occupancy starts at 75%. Extras add model supplements. This is an illustrative calculator, not an official valuation.
